Tháng 12/2012, sân bay Phú Quốc đi vào hoạt động đã trở thành bệ phóng phát triển thần tốc cho huyện đảo Phú Quốc. Ngay sau sự kiện này, hàng loạt ông lớn như Vingroup, Sun Group, BIM Group, FLC, CEO Group,… đổ về đầu tư khiến Phú Quốc nhanh chóng phủ sóng, tạo thế độc quyền trên thị trường BĐS Kiên Giang. Chỉ trong 6 năm, Phú Quốc đã thu hút hàng trăm dự án lớn nhỏ với số vốn đầu tư lên đến hàng tỷ USD.

Ông Hoàng Tùng, giám đốc một sàn giao dịch tại Kiên Giang chia sẻ, có khoảng thời gian dài công ty chỉ nhận được khách quan tâm về BĐS Phú Quốc, các khu vực còn lại của Kiên Giang hầu như không được hỏi tới. Tuy nhiên từ sau khi quy định về tách thửa ở Phú Quốc được ban hành thì tình trạng này đã không còn nữa, nhà đầu tư bắt đầu quan tâm đến các khu vực khác, giao dịch khá thuận lợi. Theo ông Tùng, địa danh không đâu xa lạ mà chính là Hà Tiên, nơi được xem là cửa ngõ du lịch của Phú Quốc.

Trao đổi về tiềm năng phát triển của BĐS Kiên Giang, giáo sư Đặng Hùng Võ nhận định, đoạn biển từ Rạch Giá tới TP. Hà Tiên có rất nhiều lợi thế dể khai thác dịch vụ du lịch. Ông Lê Quốc Anh, giám đốc sở xây dựng Kiên Giang cũng cho biết, ngoài Phú Quốc thì Hà Tiên là địa danh được đăng ký triển khai dự án nhiều nhất. Tiếp đến là Rạch Giá và Kiên Lương.

Cuộc chạy đua miền duyên hải

Ghi nhận tại Kiên Giang, từ cuối 2018 đến đầu 2019, trong khi Phú Quốc gây chú ý với dự án Boutique Shophouse Melodia (Sun group), Grand World (Vin Group) thì Kiên Lương cũng gây bất ngờ khi tung ra dòng sản phẩm shophouse Tắc Cậu Reverside với giá bán khoảng 3-5 tỷ đồng/căn (dao động 27-32 triệu/m2). Phú Cường (Rạch Giá) tiếp tục chào bán thành công các dãy nhà phố, biệt thự trong đảo Phú Gia với giá trung bình khoảng 5-10 tỷ đồng/căn.

Tại thành phố Hà Tiên, thị trường bắt đầu sôi động với dự án Ha Tien Venice Villas do C&T phát triển. Đây là dự án biệt thự biển đẳng cấp tích hợp hơn 20 tiện ích đỉnh cao phục vụ cho du lịch nghỉ dưỡng. Theo thông tin từ C&T, 85% sản phẩm trong giai đoạn đầu đã được thị trường hấp thụ.

Thống kê của TP.Hà Tiên cho biết, hiện nay toàn thành phố đang có 200 công trình đang và sắp khởi động. Tổng số vốn đầu tư hàng chục nghìn tỷ đồng. Tiêu điểm phải kể đến cảng Bãi Nò (419 tỷ), Khu du lịch Mũi Nai – Núi Đèn (300 tỷ), KDL Tà Lu – Mũi Nai ( 100 tỷ), KDL Nam Hà Tiên (918 tỷ),…

Chưa kể, theo tiết lộ của một đơn vị phát triển BĐS tại Hà Tiên, sắp tới thành phố biển này sẽ đón nhận dòng vốn lớn từ nhiều chủ đầu tư uy tín. Đơn cử như Vingroup đang hé lộ kế hoạch sẽ xây dựng khu thương mại dịch vụ cao cấp tại trung tâm khu đô thị mới Hà Tiên. Trần Thái Group với dự án công viên văn hoá và Làng sinh thái Đông Hồ – Hà Tiên (26ha), đảo Hải Tặc sắp đón một tên tuổi uy tín chuyên phát triển dòng BĐS nghỉ dưỡng cao cấp đến đầu tư, CT Land cũng ráo riết triển khai một số hoạt động tại Mũi Ông Cọp, chuẩn bị cho kế hoạch tham gia thị trường Hà Tiên.

Ông Phạm Lâm, CEO DKRA chia sẻ, phân khúc giá trị cao từ hàng chục tỉ đồng trở lên thường phù hợp với khách hàng rất thành công và có quá trình tích lũy tài chính nhiều năm. Xét về mặt bằng giá thì Hà Tiên đang chiếm nhiều ưu thế vì đây là thành phố nằm ngay cửa ngõ du lịch Phú Quốc nhưng giá BĐS cực kỳ cạnh tranh. Khảo sát trên website uy tín batdongsan.com.vn vào cuối tháng 3/2019, giá đất tại mặt tiền đường Trần Phú trung dao động từ 200-450 triệu/m2, đường Bạch Đằng (Q.Hải Châu, Đà Nẵng) có giá từ 120-200 triệu/m2, các dự án resort tại Phú Quốc có mức giá trên dưới 100 triệu/m2. Một số điểm đến mới nổi như đường Hồ Xuân Hương (Sầm Sơn), giá đất vào khoảng 80-100 triệu/m2.

Trong khi đó, giá bán tại Hà Tiên, ngay cung đường ven biển trung tâm thành phố hiện chỉ dao động từ 13triệu/m2 cho khu vực view biển, 17 – 18 triệu/m2 mặt tiền đường lớn và khoảng 18-21 triệu/m2 cho lô mặt tiền biển, chỉ bằng 1/3 thậm chí 1/20 các thành phố khác.
